By booking your unit you agree to the following:

  1. Check-In & Check-Out Times: Check-in begins at 5:00 PM CST. Check-out is 10:00 AM (CST). Early and late check-outs require special arrangements (when available) and may be subject to additional fee. Refunds are not given for late arrivals or early departures.  
  1. Deposits: A reservation deposit of 30% of the rental total is required to place the reservation.  This deposit will be applied to the total booking charges due and is not a damage deposit.
  1. Balances Due: The balance of the total charges is due 30 days prior to your arrival date (90 days for monthly winter bookings).  We accept Visa, Mastercard, Discover, American Express and electronic checks. Your payment method used for your initial deposit will be charged for the remaining balance on your booking 30 days prior to your arrival date.  If you need to change payment types or make arrangements to split payments, please contact us prior to the date that your balance is due.
  1. Cancellations and Changes:  Reservations may be canceled by notifying us in writing at least 30 days prior to your Check-In date for seasonal bookings and 90 days prior for winter monthly bookings (before your balance payment is due). In such instances, the full amount of your Reservation Deposit will be refunded, less a $199.00 administrative cancellation fee. In the event of cancellations or shortened stays made after the Cancellation Period, you will be responsible for the full amount of the total booking charges. At your option, you can obtain 3rd party travel insurance from various agencies that will cover cancellations within the applicable 30/90 days of arrival.  Under no circumstances will refunds be given for cancellations or modifications of stay within applicable 30/90 days if you have not secured 3rd party travel insurance. We recommend CSA or Travel Guard for these policies but do not sell them directly.   
  1. Accidental Damage Waiver: Included within your rental fee is coverage for accidental damage that may take place at the property during your stay. This coverage only applies to accidental damages that are reported prior to check-out. Damages or losses deemed to be not accidental in nature or resulting from lack of due care for the unit by your party will be charged to the guest. You agree to these terms by booking your property.
  1. Accommodations: Each unit is unique and we book the specific unit selected at the time of your reservation upon the receipt of your deposit. Subject to availability for maintenance, owner usage, transfer of ownership or other issues that may render the accommodations unsuitable for rental guests will be placed in the specific unit set forth in their Agreement, or otherwise provided with a full refund or an opportunity to stay in an equivalently priced accommodation at their election. In no event will the rental company be responsible for any direct or indirect costs, expenses, fees or other consequential damages resulting from the unavailability of a specific accommodation.
  1. Pets: No pets are permitted in Adagio rentals by owner’s association rule. Violation of this policy will result in an additional charge of $500 and possible eviction and forfeiture of rent at our discretion.
  1. Smoking: Smoking is not permitted in Adagio rentals.  Violation of this policy will result in an additional charge of $500 and possible eviction and forfeiture of rent at our discretion.
  1. Maximum Occupancy:  By owner’s association rule Adagio 3 bedroom units can accommodate a maximum of 8 people and 4 bedroom units can accommodate a maximum of 10 people.  Children 2 years or younger do not count towards occupancy limits.
  1. Age Requirements:  Adagio accommodations are family rentals. No units will be rented to vacationing students or young adults unaccompanied by a responsible parent or guardian over the age of 25. A parent or guardian must be staying in the unit at all times. Violation of this policy will result in immediate eviction and forfeiture of all rental payments. In accordance with Florida State Chapter, reservations made under false pretense are null and void and check-in will not be allowed or guests will be asked to vacate the accommodations. This policy includes reservations made by parents or guardians who do not check in, and/or who leave overnight during the length of the stay, and/or stay in a different unit.
  1. Housekeeping: Your rental will be cleaned to our quality standards prior to your arrival and after your departure. You will be responsible for the cleaning of your unit during your stay and for leaving the unit in good condition at check-out. If units are found abnormally dirty at check-out, additional charges will be charged to your credit card to assist in performing a deep clean of the unit. A starter set of trash liners, paper towels, toilet paper, bath and hand soaps, dishwashing detergent and liquid soap is supplied.
  1. Linens & Towels:  Bed linens, towel sets and bath matts are supplied with the unit for your use.  Please bring your own beach towels as our linens and towels are not to be removed for use at the beach or pools.
  1. Maintenance: Please report any maintenance problems during your stay and we will promptly address them. No refund or rate adjustment will be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, television or cable services, internet, appliances, etc.
  1. Damage Policy: Guests are responsible for the property and its contents during their stay. Guests must lock windows and doors securely when not in the premises. Please do not rearrange items or remove any items from the unit. We will inspect the unit after your departure for damage, missing items, and/or abnormally dirty condition. If we determine that damage is present, items are missing, or the unit is abnormally dirty, we will repair the damage, replace the missing items, and/or perform a deep clean of the unit at the departing renter’s expense. Renter authorizes charges to the credit card on file as coverage for any such expense.
  1. Emergency Policy: Hurricanes and Severe Weather. Guests have the option to secure 3rd party travel protection from a travel protection service of their choosing (CSA or Travel Guard are good options) and may be entitled to a refund or partial refund in the event that the National Hurricane Center and our local governing officials issue a “Mandatory Evacuation” order for our area, provided that you have purchased coverage before the storm was named. Any such refunds shall be subject to the terms, conditions and restrictions of the issuer of your travel protection policy.  Adagio will not be liable for refunds in the event of cancellation or evacuations in the absence of travel protection.
  1. Personal Property: Adagio is not responsible for any acts of theft or vandalism, or other damages to any personal property or for personal items left by guest in the accommodation at departure.
  1. Subletting:  No subletting. Your booking is not transferable to another party under any circumstances.
  1. Association Rules:  Please observe all rules and regulations as set forth by the Adagio owner’s association. These rules apply to both owners and guests, and failure to comply can result in eviction and forfeiture of rents.  You can see the Adagio Association Rules here:  Adagio Association Rules
  1. Jurisdiction & Waiver of Trial:  This Agreement shall be governed by, construed under, and enforced and interpreted in accordance with the laws of the State of Florida, excluding its principles of conflicts of laws.
  1. Waiver of Jury Trial. This Agreement shall be governed by, construed under, and enforced and interpreted in accordance with the laws of the State of Florida.  By booking your rental you knowingly and voluntarily waive the right to a Jury Trial as to any claims a party may have against the other which arises out of this agreement or the course of dealings between the parties.
